Change of Use from A1 to A3 and Residential at 160 Port Tennant Road, Swansea

An appeal lodged by JCR Planning Ltd in relation to the change of use of an A1 retail unit to an A3 unit with separate residential flat has been upheld by the Planning Inspectorate. Despite the concerns raised by the City and County of Swansea with respect to additional parking demand and a detriment to highway safety, the Inspector agreed with the case put forward on behalf of the Appellant and ruled that “Having regard to the available evidence, I find that there is insufficient information in this case to demonstrate that the proposal would materially add to existing parking demand to the extent that there would be material harm to highway safety interests.”. The appeal decision will now enable our Clients to bring back into beneficial use a long standing retail unit to the betterment of this local centre.
